Bangkok Land unveils plan for major new stadium

Bangkok Land (SET: BLAND) is evaluating a 45,000-seat stadium project with an estimated investment of up to THB 10 billion. The venue comparable in scale to Rajamangala National Stadium would be built across the Thunder Dome site and the adjacent football stadium in Muang Thong Thani as part of a five-year development roadmap.

CEO Paul Kanjanapas said the vision is to position Muang Thong Thani in Nonthaburi as a leading entertainment and events destination through new large-scale facilities and infrastructure upgrades.

The company has leased the Thunder Dome and Thunder Dome Stadium land to the Sports Authority of Thailand since the 1998 Asian Games under a 30-year agreement. With the contract set to expire in three years, the land will revert to Bangkok Land, clearing the way for development.

The proposed stadium would be the largest venue within Muang Thong Thani and a key competitor to Thailand’s largest open-air venue, Rajamangala Stadium (50,000+ capacity). The project would benefit from direct access to the Lake Muang Thong Thani monorail station.

“Alongside our existing assets, Impact Arena (12,000 seats), Impact Challenger (25,000 capacity), expressway connectivity, the new Pink Line monorail, and 5,000 additional hotel rooms planned over the next eight years,Muang Thong Thani is set to become a premier entertainment hub,” Mr. Paul said.

Bangkok Land anticipates the monorail, which opened two new stations in Muang Thong Thani in May, will lift visitor numbers by more than 20%. During Thaifex–Anuga Asia 2025, the line handled roughly 16,000 daily riders, reducing car traffic by an estimated 4,000 vehicles.

Impact Exhibition Management, a Bangkok Land subsidiary, is targeting THB 9 billion in revenue by 2030—more than double this year’s estimated THB 4 billion. Growth drivers include Impact Real Estate Investment Trust and expanding income from new hotels, events, and restaurant concepts.

Impact has also signed a joint venture with Live Nation, securing a 20-year lease of Impact Arena valued at THB 4.6 billion. Upgrades to Impact Arena are slated to begin next year with a budget of approximately USD 90 million (about THB 3.22 billion), the most significant renovation since opening. Enhancements include new VIP suites, upgraded lighting, and improved event set-up services to accelerate turnovers and increase show volume.

Impact aims to lift the share of revenue from self-produced events from 5–8% to 30–50%.

Two additional hotels under Hilton management are expected by 2028 near Muang Thong Lake, adding 1,000 rooms to the nearly 1,000 already available at existing Ibis and Novotel properties. Accor reported that Impact’s Ibis and Novotel were its top-performing hotels in Thailand in the first half of the year, supported by steady demand from meetings, events, and concerts.

For the remainder of the year, Impact has secured more than 300 events, roughly flat year-on-year. Notable bookings include Summer Sonic Bangkok 2025, an OTOP exhibition, a Mariah Carey concert, and a Motor Expo.

Later this year, the company plans to launch a rebranded culinary school, Impact Culinova, to expand short courses and food consultancy services led by professional chefs.

Longer term, Impact is exploring a new shopping mall and retail program near the lake, with interest from Hong Kong-based investors, as well as an owned water park offering immersive experiences to encourage longer stays among business and leisure visitors.
