Sansiri preps 29 projects in Phuket under 5-year plan

Sansiri, a developer listed on the SET, has set a plan to introduce 29 residential projects in Phuket over five years, with a total investment of 33 billion baht. The developments will target new demand from both local residents and foreigners.

Poomchai Mattayompoppinyo, managing director of Southern project development at Sansiri, emphasised the company’s commitment to launching new projects while maintaining a balanced portfolio across different segments and locations. Between 2025 and 2029, Sansiri plans to roll out 16 low-rise projects valued at 12 billion baht and 13 condominium projects worth 21 billion baht.

Phuket is home to over 2 million people, comprising residents, long-term workers, and short-term tourists. The province benefits from five major marinas with a combined capacity for 700 boats, alongside world-class hospitals, international schools, and shopping malls. New infrastructure developments are also underway.

According to Mr Mattayompoppinyo, there is growing interest among foreigners wishing to relocate to Phuket, reflected in changing buyer profiles. Prospective purchasers from Bangkok have also shown growing enthusiasm for the island. Apart from the established Russian market, demand has emerged from customers in Israel, Central Asia, India, Bangladesh, and the LGBTQ community.

Some foreign investors seek to diversify their portfolios in a location that offers safety, quality of life, and strong returns at more affordable prices. He noted that similar properties in Dubai could cost more than three times those in Phuket.

Since entering the Phuket market in 2011, Sansiri has launched 28 projects with a combined worth of 30 billion baht. Among recent completions are The Base Bukit Phuket and The Base Rise Phuket, both finished ahead of schedule. The company secured transfers exceeding 1 billion baht, driven by high rental demand.

Sansiri has achieved presales totaling 2.5 billion baht so far this year, aiming for a 5-billion-baht target. Three additional projects will be launched this year in Phuket: The Base Cherngtalay, Setthasiri Kohkaew Retreat, and Dcondo Kathu 2.

Somsakul Limsuttaphan, deputy managing director of business development and asset management at Plus Property, mentioned that the company provides after-sales services including leasing, gardening, pool cleaning, and immigration form assistance for owners and investors.

Due to concerns about illegal daily rentals, Plus Property enforces strict regulations. The company reports almost no such violations in its Phuket portfolio. If a unit is discovered to be subleased daily through agents, owners receive immediate notification. Owners are regularly reminded that such rentals violate hotel laws and risk damaging their properties.
